NO SMOKING ANYWHERE ON THE GROUNDS OF WECARE SHOPPING CENTER, LLC
This Space Lease Agreement is made and effective the day you have booked by and between Wecare Event Center, LLC (also referred to herein as Landlord) and you (Owner) makes available for lease a portion of the Building designated as 7228 Bandera Road, Suite 100, Leon Valley, Texas 78238
Owner desires to lease the Leased Premises to Tenant, and Tenant desires to lease the Leased Premises from Landlord said space for the said amount of Stated on the site for the date you have chosen.
Holdover: If the Tenant holds over after the term of the initial lease, the tenant shall be charged the amount $5.00(five dollars) per minute over.
Notwithstanding the forgoing, Tenant shall not use the Leased Premises for the purposes of storing, manufacturing or selling any explosives, flammables or other inherently dangerous substance, chemical, thing or device. Tenant shall not use the premise for any illegal purposes. The use of the building must be for sole purpose which the tenant entered on the lease. Any change must be in writing and approved by the Landlord.
The space is not authorized to sell alcoholic beverages. Doing so is at the renter’s risks and security must be provided in advance if alcohol is to be served.
Please inspect the space and let us know of anything not in order or broken. Any damage done to the owner’s equipment.
Or space must be repaired by the leasee. Leasee’s guests are considered to be the leasee.
In any case, Tenant may not make any changes that may damage the leased premise or cause an eyesore to the space or surrounding. At no circumstance must anything be posted directly on the wall. You may not unplug any equipment anywhere that you did not bring, and no food or drink is to be served or eaten in that DJ booth.
No sign of any kind outside of the leased space.
Parking to be done in designated areas. The fire lane must not be blocked at any time. Doing so may cause your car to be towed.
leasee will comply with the rules of the Building adopted and altered by Landlord from time to time and will cause all of its agents, invitees and visitors to do so.
Leasee represents that leasee was not shown the Premises by any real estate broker or agent and that Leasee has not otherwise engaged in, any activity which could form the basis for a claim for real estate commission, brokerage fee, finder’s fee or other similar charge, in connection with this Lease. If the leasee does involve any Broker, then it is the leasee’s responsibility to compensate the broker as so agreed.
No waiver of any default of Landlord or leasee hereunder shall be implied from any omission to take any action on account of such default if such default persists or is repeated, and no express waiver shall affect any default other than the default specified in the express waiver and that only for the time and to the extent therein stated. One or more waivers by Landlord or Leasee shall not be construed as a waiver of a subsequent breach of the same covenant, term or condition.
The headings used in this Lease are for convenience of the parties only and shall not be considered in interpreting the meaning of any provision of this Lease.
The provisions of this Lease shall extend to and be binding upon Landlord and Leasee and their respective legal representatives, successors and assigns sign the lease.
This lease is binding to both parties and its assigns.
Compliance with Law
Leasee shall comply with all laws, orders, ordinances and other public requirements now or hereafter pertaining to Leasee’s use of the Leased Premises. Landlord shall comply with all laws, orders, ordinances and other public requirements now or hereafter affecting the Leased Premises.
This Agreement supersedes all prior understandings or agreements on the subject matter hereof. Only a further writing that is duly executed by both parties may modify this Agreement.
The owner of Wecare Shopping Center, LLC. is a Christian and observes Christians activities and displays. If this is a problem, please do not sign this lease as this is not open to negotiation. Wecare Shopping Center, LLC is a non-smoking facility/Ground. No smoking is allowed anywhere on the premise of Wecare Shopping Center, LLC including but limited to the entrances/exits, walkways, restrooms, common areas etc. Such violation will result in immediate termination of the lease and the tenant still in default of the lease agreement. Tenant’s employees, agents, or representatives are considered tenant’s people and if they violate any rule, the tenant is considered responsible. No signs may be place on the outside leased area.
Any equipment or area damaged while in the care of the Leasee must be repaired by the renter
This Agreement shall be governed, construed and interpreted by, through and under the Laws of the State of Texas.
IN WITNESS WHEREOF, the parties have executed this Lease as of the day and year first above written.
